method with no conditions.
Home Buyers’ Plan (HBP)
Withdraw up to $35,000 per person from your RRSP
Tax-free if you repay over 15 years
Ideal for first-time buyers
TFSA-First Home (Tax-Free Savings Account for First-Time Home Buyers)
Up to $40,000 per person
Tax-deductible + tax-free withdrawal
Very advantageous (RRSP + TFSA combo)
Collateral
Use a home you own as collateral
Allows you to borrow for a down payment
Often with a home equity line of credit
Gift letter (down payment)
Money given by a relative (parents, brother, or sister)
Must be a true gift (non-repayable)
Used for the down payment
Security with non-registered investments
Use investments (TFSA or other investments) as collateral
Allows you to borrow without withdrawing them
There are also other ways to obtain funds when buying a home. Although they cannot be used as a down payment, they can greatly help pay off debts or cover closing costs when buying a home.
